Not all mortgages are assumable and many have "due on sale" clauses that require any seller to pay off the entire loan. This could be great for some special circumstances (like a home owner wanting to avoid forclosure or wanting to transfer to a family member) but I wonder just how many people could realistically take advantage of this.

I've had success with MPCFILL (https://mpcfill.com/) and MakePlayingCards.com. The cards are indistinguishable from the real thing as far as feel goes (passes the bend test) and blends in perfectly once sleeved.

I ran mint for a long time on my main rig. It's solid and will do most everything you need to. My machine is similar in spec to yours so you shouldn't have any issues.
I only recently switched to OpenSUSE Tumbleweed as i wanted to try something more bleeding edge but boy do I miss Cinnamon.
