Carpets and whatever is restricting whole house water pressure to the low point it's at.
I dig the house I'm renting at the moment, but swapping carpets for hardwood or laminate and bumping up the water pressure in the showers would make it near perfect.
After that, next up would be the grass. I don't know what "breaking" it for replacement would look like, a plague of locusts wiping it out? But I'd replace it with something lower maintenance so it uses less water and needs to be mowed less frequently.
My mother replaced most of the front lawn of our house in Edmonton way back when with vegetable gardens. Peas. Lettuce. Carrots. Rhubarb. Potatoes. Tomatoes. Assorted herbs. You name it it was probably in there somewhere. Assorted squash. And a narrow line of flowering shrubs at the edges to act as a border wall.
The hot water heater. I would love to replace the huge gas heated tank with an electric unit that takes up a fraction of the space. It's new enough that it probably has another 8 to 10 years of life in it though.
"Oopsie. I broke all the windows. Too bad. So sad. Now let's replace them with triple-glazed windows that seal properly when closed and have a bit of reflective tint for the summer heat."
